El Dorado Hills is experiencing significant new residential growth, headlined by the approved Creekside Village 763-home project (featuring over 600 active-adult units) and ongoing redevelopments like Pedregal and Serrano Westside at the former golf course. Key planning efforts include creating new, permanent design standards for mixed-use projects and updating the CSD master plan for parks and community facilities.
Major New Development Projects & Planning:
- Creekside Village: Approved in Feb 2026, this 200-acre development near Latrobe Road will include 613 active-adult homes (55+) and 150 conventional units, with construction anticipated to begin in 2027.
- Former Golf Course Redevelopment: Parker Development Co. is moving forward with two projects: Pedregal (37 custom homes + 200 multi-family units) and Serrano Westside.
- Town and Country Village: A project studying 30.2 acres for potential mixed-use, including medical facilities, senior housing, and townhomes.
- El Dorado Hills Specific Plan: Guidelines focus on creating distinct residential villages, incorporating varied topography and vegetation to guide development.
Planning & Community Standards Initiatives:
- Community Design Standards: Starting in late 2025, the County is working on permanent standards for multifamily, mixed-use, and commercial projects, with community engagement via a Stakeholder Advisory Team (SAT).
- CSD Master Plan: The El Dorado Hills Community Services District is developing a 2026 Master Plan to guide future parks and recreation facilities.
- Land Use Focus: Efforts are being made to increase housing options, particularly near employment centers, to support economic growth, as highlighted by the El Dorado Hills Area Planning Advisory Committee (APAC).
